Cancellation Policy

  • If the guest wants to cancel up to 60 days prior to arrival, 70% of paid prepayments are refundable.
  • No-shows, late arrivals, a reduction in the number of persons in your group, and early departures after your arrival are non-refundable.
  • Reduction in number of guests must be done prior to the final payment, otherwise no refunds.
  • If the guest cancels less than 60 days prior to arrival, and we are able to resell the dates equal to the full original contracted rental rate, the guest’s deposit(s) will be refunded, less 15% of the total stay for processing. Claims must be requested at least 30 days prior to original arrival date.
  • As always, trip Insurance is strongly encouraged; Please explore Cancel For Any Reason (CFAR) coverage


Hurricane Addendum

  • Guests assume all risk for traveling during Hurricane season, which runs from June 1 through November 30, and are responsible to purchase travel insurance to cover loss of non-refundable rent. Cancel for Any Reason (CFAR) insurance is encouraged.
  • If there is a named storm and USVI is within the NHC/NOAA projected path/cone, and projected to occur within 5 days prior to the Guest’s scheduled arrival day, the Guest may postpone arrival up to 30 days (not including September), pending availability without penalty, or cancel. No refunds will be issued.
  • If there is a named storm and USVI is within close proximity (within 200 miles) of the NHC/NOAA projected path/cone, upon arrival or during stay, guests must fully vacate the villa as soon as notified by Antares to do so. This situation will be evaluated case by case. Partial credit will not be issued.
  • If Antares/the homeowner cannot provide the house for rental, such as if a state of emergency is declared or no one but for emergency workers are allowed on the island, or if the house is damaged during a storm that occurs prior to arrival, and no suitable substitute is available, a full refund, less cc processing, will be issued.


Booking Deposit:
The Total Charge amount including rental rate, USVI Hotel Tax and damage deposit is due at the time of the reservation if the reservation is made within 60 days of arrival, or for discounted stays. If the reservation is made prior to 60 days of the arrival date, a 50% of Total Charge is due at the time of making the reservation, otherwise the “hold” on the villa will be released. The balance of the Total Charge will be due 60 days prior to the date of arrival.

Protection for accidental damage:
Either a refundable security deposit or property insurance fee is required, and included in total charges. Amount of deposit/fee varies per Villa. If applicable, the damage deposit will be refunded via check or credit card 7-10 days after departure.

Confirmation:
We will process a confirmation after we have received of your signed rental agreement and deposit(s). Your reservation is confirmed after you have a Confirmed Reservation email from Antares Properties and Hospitality.

Additional Fees May Apply:

For approved shorter stays or an arrival on a holiday, an additional fee will apply.
For all bookings, a 4% processing fee will apply.

Outages:

Please note that power outages on the island are not uncommon. They typically do not last very long. We will do our best to keep you comfortable and informed. Antares strives to make your villa stay as comfortable and trouble free as possible. Please understand that power outages are out of our control.  No refunds will be given for local utility outages, including power outages, telephone or water outages, as well as disruptions in cable / satellite TV service or internet service.
